Design Drafts for the Parsonage at the Flatbush Reformed Church

This afternoon at 3pm I’ll be presenting to the community drafts of two alternative designs for a new communal garden on the grounds of the Parsonage, a landmarked historic building, on the grounds of the Flatbush Reformed Church.

Neither of these is a final design. They’re intended simply to present key features requested by community members at the Visioning Workshops and show how they might integrate into a cohesive design. The two designs weight these features differently, giving more or less space to different areas, and supporting different activities. I’m hoping this afternoon’s meeting will highlight the most popular features of each design, which can be recombined into a final design for this garden.

Dimensions

Here’s the base plan, drawn to scale at 3/16″ = 1 foot, of the site. Kenmore Terrace is at the bottom of the plan, East 21st Street on the left, the parking lot on the right. North is roughly up.

The front porch is nearly 53′ long! It’s just over 25′ from the fence along Kenmore Terrace to the front of the porch, and 27′ from the East 21st Street fence to the side. It’s nearly 85′ from the parking lot to East 21st. The sidewalk bed along Kenmore Terrace is 3’6″ deep. The bed between the fence and the parking lot is 8’3″ deep.

Existing Conditions

The space is dominated by large, mature oak trees which provide high shade over the entire property. Three large Taxus, Yew, shrubs exist as foundation plantings in front of the porch. There probably was at one time fourth shrub, at the far left of the porch, to complete the symmetry.

Everything else is lawn. Between the parking lot and the center walk, the lawn is sparse and the ground is compacted. To the left of the center walk, the ground is less compacted, and the grass transitions to a mix of clover and moss closer to East 21st Street.

There are planting beds between the fence along the property line and the sidewalk. Existing plantings of perennials in these beds are scattered and sparse.

Design A: “The Commons”

This design maximizes space to meet, sit and play. A paved patio area is created between the center walk and the parking lot. Benches provide seating for over 20 people. A large expanse of lawn provides space for running around or lawn games, such as badminton, horseshoes, etc.

Raised beds – 4×4 or 2×4 – provide over 200 square feet to grow food, herbs, and medicinal plants.

The existing large Taxus, Yew, shrubs are preserved. A buffer of perennials is created around the trunk of each Quercus, Oak, tree.

Rainwater is collected from the downspout near the western end of the porch (left in this rendering).

Design B: “Sanctuary”

This design provides for both shared and intimate experiences in the garden. Three gardens are created here: a common area, a wildlife habitat garden, and a rain garden.

The existing Yews are removed to make more room, especially for the common area between the center walk and the parking lot.

A few raised beds are specified in this design in the common area. More space is available for raised beds to the right of this plan, between the parking lot and the fence along the property line.

The common area has both a paved patio area and a small lawn for picnicking.  A wide entrance and semi-circular bench around the base of one of the Oaks provides a generous invitation to enter and linger. No other seating is specified, but could be added, for example, on the ends of the raised beds.

The wildlife habitat garden is contained with a meandering path. Two small understory trees provide focal points. These would be underplanted with small shrubs, and shade-loving perennials. The path is designed to both cutoff and provide access to this garden. You can’t see everything without walking the path. Two benches provide intimate seating, out of sight of each other and other areas of the garden.

Rainwater is collected from the downspout near the western end of the porch (left in this rendering). Here, a “stream” is designed to direct overflow to the rain garden. This would be planted with native shrubs, ferns, and wildflowers.

A developer has signed an agreement, made a down payment on a $70 million renovation of the Kings and plans to turn it back into a functioning entertainment venue, this time presenting live performances, city officials said Tuesday.

After a four year process -– and many false starts — the city has selected a company based in Houston, ACE Theatrical Group, to renovate and operate the theater. It would be, once again, the biggest indoor theater in Brooklyn and would host 250 concerts, theatrical performances and community events annually, officials said.

Under the terms of the agreement, ACE Theatrical Group will restore the theater to its original French Renaissance-style and expand its stagehouse to accommodate modern shows. Live performances may include theatrical productions, dance and performing arts presentations and musical and comedy shows, as well as community events. The design phase of the project will begin immediately. Construction is expected to begin in two to three years and take approximately two years to complete. According to the EDC, the project will create 530 construction jobs and 50 permanent jobs, not including individual production personnel.

Are we really such a secret, anymore? Victorian Flatbush was featured in This Old House, for the gods’ sakes, over the summer as the best place in the U.S. to buy an old house in an urban area.

Since they make a point about “historic districts” – which, in NYC, means landmarked and protected by law – I have no qualms about being a stickler for geography. Presumably, the three historic districts they refer to are:

  • Ditmas Park
  • Prospect Park South
  • Fiske Terrace-Midwood Park, which is one district comprising two adjacent neighborhoods.

Unfortunately, LifeStyler chose to illustrate the interview with photos mostly from Ditmas Park West, which is lovely, but not landmarked, and is not part of Ditmas Park. They lifted all the photos from Flickr. They used three of my photos in violation of all three terms of my Creative Commons license:

  • non-commercial use (they have ads on their site)
  • non-derivative (they cropped the photos to fit their page layout)
  • attributed (they only provide my handle on two of the photos, and only one of them is linked to my Flickr site or blog)

Only one of my three photos is from Ditmas Park: a photo of a vegetable stand on Newkirk Avenue.

Flatbush by rail with Francis Morrone

Writing in today’s New York Sun, Francis Morrone extols the charm – yes, charm – of the B/Q subway line that runs through the heart of Victorian Flatbush:

Two things bring charm to the line. One is that many of the original subdivisions of early 20th-century Flatbush remain intact. These planned communities are picture-perfect railroad suburbs of riotously eclectic bungalows and mansions on tree-shaded streets, many with brilliant design flourishes such as landscaped medians, or the illusion of spaciousness that comes from planting trees at the house line rather than the curbline. It’s fair to say that for cleverness of planning and quality of architecture, these communities rank among the finest of their kind in America.

This is the landmarked Avenue H subway station on the Q line in Flatbush, Brooklyn. It was originally a sales office for Thomas Benton Ackerson’s real estate developments in the area. Ackerson is one the developers responsible for my neighborhood of Beverley Square West in Victorian Flatbush. This is the only wooden station house in the New York City subway system.

Morrone briefly samples the neighborhoods of Prospect Park South, Ditmas Park, and Fiske Terrace-Midwood Park. He’s written much about the architecture of this area. But today, his focus is the ride itself:

This would not be evident to riders but for the other thing that makes the line so delicious: From Prospect Park to Coney Island, the trains run entirely out of doors. From Prospect Park to Avenue H, the trains run in an open cut. From Avenue H to Sheepshead Bay, the trains run on an embankment. From Sheepshead Bay to Coney Island, the trains are elevated. The stations have the air of country railroad depots.

Morrone doesn’t say much about the architecture in this article, but he does highlight one house in Ditmas Park:

Look for 463 E. 19th St., at the end of the block at Ditmas Avenue. The 1906 Colonial Revival beauty was designed by the great Brooklyn architects Slee & Bryson and has a rounded, jutting front porch with the most beautifully turned wooden balusters you’ll ever see.

The Landmarks Preservation Commission (LPC) today approved the designation of the city’s newest Historic District. Fiske Terrace-Midwood Park, in Flatbush, becomes the city’s 91st Historic District.

Here’s the description from the LPC’s press release:

Bound on the north and south by Foster Avenue and Avenue H, and on the west and east by the Brighton subway line and Ocean Avenue, this district comprises 250 eclectic houses that were largely completed and occupied by 1914, and were built by two prominent local builders and developers.

The primary developer of Fiske Terrace, which lies south of Glenwood Road and is named for George B. Fiske, an oil merchant, was the T.B. Ackerson Company, whose owner once boasted of transforming the area “from woods into city in 18 months.” Approximately 75 percent of the houses in the Midwood Park part of the district, which lies north of Glenwood Road, were constructed by the John R. Corbin Company.

Most of the houses in the district adhere primarily to the popular early 20th-century architectural styles, especially the Arts and Crafts, Colonial Revival and Dutch Colonial Revival styles. The houses were typically constructed in one of three forms: the box-like foursquare, crowned by a hipped or pyramidal roof; the temple-house, featuring a prominent front-facing gable; and the bungalow, with its low profile, deep porch with thick tapered columns, and broadly overhanging eaves.

Flatbush-Tompkins Congregational Church in the Ditmas Park Historic District was awarded a grant of $10,000 for window restoration. FTC has got a hell of a lot of windows. I’m sure that $10K doesn’t begin to scratch the surface. I suppose it’s probably for their stained glass, rather than these.

The other two are St. George’s Episcopal Church of Bedford-Stuyvesant, which received $6,000 for stained glass restoration, and St. Philip’s Episcopal Church at 334 MacDonough Street in Stuyvesant Heights/Bedford-Stuyvesant, which received $10,000 for the restoration of its tower, masonry and roof drainage.

Good Place for a Haunting Landmarked

Remember me? I’m now a landmark:

A former public school in Flatbush has been approved for designation as an individual landmark by the Landmarks Preservation Commission. At its meeting on Tuesday, Nov. 20, the commission voted 8-0-0 to approve a recommendation by its research department to designate the former Flatbush District No. 1 School, later named PS 90, at the corner of Church and Bedford avenues and adjacent to Erasmus Hall High School.

Given the condition it’s in, I hope this action hasn’t come too late to save this building. I bet this would make a terrific community center in an area that’s sorely lacking public meeting space.

With all the big, spooky houses around here, you’d think it would be easy to find something to contribute to the Brooklyn bloggers’ Halloween haunted house meme. Here’s one from me.

According to the Department of Buildings Building Information System (BIS), this magnificent ruin at the corner of Church and Bedford Avenues has a range of addresses assigned to it: 2192-2210 Bedford Avenue, and 2274-2286 Church Avenue. The nominal address for their records is 2274 Church Avenue. The earliest DOB records date back to 1903.

It’s next to Erasmus Hall High School on the Bedford Avenue side. The Department of Finance classification is W-8, an educational structure. The DOB listing also notes that it’s calendared for landmark status. I found it as Item for a September 18 LPC meeting [PDF], which solves part of the mystery: it was a public school:

Victorian Flatbush at risk from inappropriate zoning

A comment on Ditmas Park Blog open thread, Landmarking Pro and Con, led me to begin writing a lengthy response, which I thought I’d post here instead.

The area’s R1 and R2 zoning already prohibits anything but a detached single-family house.

I’ve written about this issue several times before on this blog.

Only Prospect Park South, Ditmas Park, West Midwood, Midwood Park, and Fiske Terrace – maybe a third of Victorian Flatbush in area, if that – are covered by R1 and R2. The rest is mostly R3-2. The most at-risk are the R6 zones; there have already been several teardowns along Stratford Road in Ditmas Park West that I’ve seen and photographed.

Zoning only addresses physical properties, such as setbacks, curbcuts, building height, Floor-to-Area Ratio (FAR), and so on. You can still rip off all architectural details, stucco over the entire woodframe house, add faux quoins, brick in the porch, add picture windows, and top it off with a six-foot rolling gate stainless steel barricade. Only landmarking can protect the street character of a neighborhood.

Check DCP for an index of all Zoning Maps. South Midwood is on map 23a; the rest of Victorian Flatbush is on 22c. DCP includes an explanation of basic residential zoning regulations on their Web site.

Beneath New York: The Marine Grill Murals

A: They’re rat-infested, crowded, dirty, smelly, and noisy enough to deafen a banshee. However, they are safer than they used to be. And they have magnificent tilework from the golden age of public transportation.
Q: What are the subways?

I work in downtown Manhattan. I remember when these tile murals were installed in the Broadway-Nassau Subway Station, astonished when they were revealed. These murals are unusual, even for the subway: they were not originally designed for or located in the subway. They’re also an object lesson in preservation: they were almost lost forever to residential conversion:

The 1913 Marine Grill murals by Fred Dana Marsh, now installed in the Fulton/Broadway/Nassau complex, were originally in a basement restaurant of the McAlpin Hotel on Herald Square. The developer converting the hotel to condos agreed at the last minute to preserve them. While the workers managed to remove most of the ceramic tiles without breaking them, they simply piled them at random in two dozen crates. MTA Arts for Transit had the crates delivered to a TA bus garage with some free floorspace, and a group of college interns spent their summer playing jigsaw puzzle! They were reinstalled at Broadway/Nassau in 2000.

A 1990 article from the New York Times provides more background:

A collection of colorful terra cotta wall panels designed by the late muralist Fred Dana Marsh that depict New York City’s nautical heritage is looking for a new home. For over 40 years the 24 panels were the backdrop for the 250-seat Marine Grill at the McAlpin Hotel on Herald Square, which opened in 1912 and between World Wars was one of the city’s more fashionable restaurants.

Preservationists failed in a bid to have the restaurant designated by the Landmarks Preservation Commission but the wall tiles may be saved if a museum or historically oriented group can use them at a new location.

A 2001 article, also from the Times, follows up after the murals were installed in the subway:

It would have been hard for Susan Tunick, president of the Friends of Terra Cotta, to imagine a happy ending a decade ago [ie: 1991 or so, shortly after the above NY Times article was written] when she saw dumpsters at the McAlpin Hotel on Herald Square filled with fragments from the fabulously ornate Marine Grill murals of 1912 by Fred Dana Marsh. “It was truly devastating,” she recalled. “I could not go near it.”

That is not where the story ended, however. A rescue effort began that eventually involved the New York Landmarks Conservancy, the Municipal Art Society, the Landmarks Preservation Commission and the Metropolitan Transportation Authority.

Students working under Vel Riberto of the M.T.A. Arts for Transit program reassembled the jumbled pieces, which were turned over for conservation to the Alan M. Farancz Painting Conservation Studio and then reinstalled by New York City Transit workers as part of the overall renovation of the station.

“Something about this terra cotta brought out the best every person had to offer,” said Sandra Bloodworth, director of Arts for Transit. “It was the opportunity to put Humpty Dumpty back together again.” The project cost about $200,000.

It’s also nice to see these murals show up in a visualization of the redesigned Fulton Street Transit Center, the construction of which has been disrupting traffic above and below ground for the past two years:

I found some more information, including descriptions of what’s depicted in each mural, in This Week in New York. This helped me make out as best I can what’s depicted in each mural:

The landmarked terra-cotta murals, designed by Fred Dana Marsh, reveal the history of New York harbor, making their 2000 move to this downtown station near the water rather sensible. The murals depict Native Americans rowing out in canoes to greet a large schooner, pilgrims landing on the shore (look for the Dutch windmill and the two people being hanged), Robert Fulton’s Clermont steamer, a luxury liner sailing in front of the more modern New York City skyline, and lots of other ships bearing a multitude of international flags. In addition to the murals (of which there were originally twenty at the McAlpin), the intricately carved ironwork entrance gate to the restaurant is on display as well.

I can find little information about the artist. Although a Google search turns up hundreds of hits, most of them simply duplicate the same information. He was born in 1872 and died in 1961. There is a Fred Dana Marsh Museum in Tomoka State Park in Ormond Beach, Florida, near Daytona Beach.
